Description: This owner-built interior remodel quickly evolved into a two story addition after discovering an unrestricted view of the Flatirons, a local mountain range. The design and construction process was driven by the owner’s commitment to build an energy conscious home and to use salvaged materials. The original single-story home was deconstructed to 80% of its exterior walls, and its roof framing members were salvaged for exterior and interior framing material.  The owner specified a list of reclaimed building materials, including salvaged chestnut wood from an east coast barn to be used as flooring, stair treads and exterior siding. The home utilizes the site’s abundant southern exposure for passive solar heating, and two solar thermal panels provide the domestic hot water heating Paired with super insulation and environmentally friendly finishes, this home far exceeds local City and County green building standards.
Methods: -Super insulated and airtight building envelope: 2 x 6 exterior wall with blown-in cellulose and continuous 1” exterior rigid insulation
-Original roof framing salvaged for construction materials
-Reuse original foundation and 80% existing 1st floor exterior walls
-Reclaimed wood for flooring, stair treads and exterior siding
-Solar thermal panels (2x 30 evacuated tubes) for domestic hot water heating
-Pre-wiring for future Photovoltaic grid-tied system
-Passive Solar design for heating, concrete flooring for thermal mass
-Interior finishes all low or no VOC content.
